What Hills of Minneola is

Hills of Minneola is a master-planned community in Minneola, Lake County, developed by Sun Terra Communities. It sits at the Florida Turnpike's Minneola interchange (Exit 278, at N Hancock Road), which opened in 2017. Sun Terra's plans include a future town center of 60+ acres and a school site. Those are plans, not buildings yet.

It includes Del Webb Minneola, a 55+ neighborhood with its own clubhouse, pool, pickleball and trails. The rest is family neighborhoods with a community pool, clubhouse, fitness center, courts, parks and a dog park.

“From” prices are the builder's advertised base price as of September 22, 2026. *Local sources place Cyrene at Minneola inside Hills of Minneola, but Meritage's site doesn't say so. Verify before relying on it. Earlier builders here (Ashton Woods, Starlight) appear to be sold out.

My honest read

The Turnpike is the reason to buy here. If you commute toward Orlando, being about a mile from an interchange beats sitting on US 27 or SR 50 every day.

The CDD is real money. Hills of Minneola has its own Community Development District, created in 2019, which has issued bonds to build the roads, utilities and amenities. You pay that back through an assessment on your tax bill. The amount depends on your lot size, so get the number for your lot in writing. Here's how CDDs work.

Price the 55+ side on its own. Del Webb has the lowest starting price here, but its HOA covers a lot more, and I've seen conflicting HOA numbers online. Get the current HOA sheet from the sales office.

Schools

Builder websites list Minneola Horizon Academy K-8 and Lake Minneola High. Meritage also lists Grassy Lake Elementary and East Ridge Middle for Cyrene. Confirm the assignment for your address with Lake County Schools.

Before you walk into a model home

Here's the part most buyers learn too late: many builders require your agent to be with you, or registered, on your very first visit to the sales center. Walk in alone and sign the guest card, and the builder may not let you add an agent later. Each builder's rule is different.

Call me before you go. I'll register you, and the builder pays my fee, not you. Then I'm the one negotiating the incentives, reviewing the builder's contract with you, and walking the house before closing.

Does Hills of Minneola have a CDD?

Yes. The Hills of Minneola Community Development District was established in 2019. Assessments vary by lot size, so ask the builder for the CDD disclosure on your specific lot.

Is Hills of Minneola a 55+ community?

Part of it is. Del Webb Minneola is the 55+ neighborhood. The Dream Finders neighborhoods are open to all ages.

How close is it to the Turnpike?

Del Webb says it's about 1 mile. The Minneola interchange (Exit 278) is at N Hancock Road, right by the community.

Who is building in Hills of Minneola now?

As of September 22, 2026: Del Webb (55+) and Dream Finders Homes, with 40', 50' and 60' homesites. Meritage is selling Cyrene at Minneola nearby.

Does it cost me anything to use you on a new build?

No. The builder pays my fee. Just call me before you go, because many builders need me registered at your first visit.
