What Horizon West is

Horizon West is a planned area in southwest Orange County, organized by the county into villages (Lakeside, Bridgewater, Village F, Village H and Village I) around a town center, Hamlin. Orange County puts it at roughly 20,000+ acres. Unlike Wellness Way, most of the shopping, schools and parks here are already built.

  • Hamlin town center: it straddles SR 429. Hamlin says it's about 7 miles to Walt Disney World's western entrance. Plans have been filed for a Lowe's at Hamlin.
  • Roads: Orange County is widening Flemings Road and building a new section of Independence Parkway, both expected to finish in early 2027, with Ficquette and Reams Road widenings to follow.
  • Schools: Horizon High opened in 2021, Hamlin Elementary and Middle in 2022, and Ovation Elementary in August 2026.

My honest read

You pay for what's already built. Starting prices here run higher than Wellness Way's. What you get for it is schools, shopping and roads that already exist, instead of a promise.

Ask about the CDD first. Pulte (Silverleaf Oaks) and Dream Finders (Hamlin Meadows) say plainly on their sites that there's no CDD. For everyone else, get it in writing. A no-CDD home can beat a cheaper home with a CDD on the monthly payment. Here's how CDDs work.

Ovation is the busy corner right now. Five of these communities are in Ovation. Same area, several builders: that's where you make them compete.

Schools

Schools in Horizon West include Horizon High, Hamlin Middle, Bridgewater Middle, and Hamlin, Panther Lake, Water Spring, Atwater Bay and Ovation elementary schools. Orange County Public Schools sets zoning by address and changes it as new schools open, so confirm yours with OCPS.

Before you walk into a model home

Here's the part most buyers learn too late: many builders require your agent to be with you, or registered, on your very first visit to the sales center. Walk in alone and sign the guest card, and the builder may not let you add an agent later. Each builder's rule is different.

Call me before you go. I'll register you, and the builder pays my fee, not you. Then I'm the one negotiating the incentives, reviewing the builder's contract with you, and walking the house before closing.

Is Horizon West in Winter Garden or Windermere?

Both. Horizon West is a planning area in unincorporated southwest Orange County, and the new-construction communities on this page use Winter Garden, FL 34787 addresses.

Which Horizon West new-construction communities have no CDD?

As of September 22, 2026, Pulte says Silverleaf Oaks has no CDD and Dream Finders says Hamlin Meadows has none. For every other community, ask the builder for the CDD disclosure.

How far is Horizon West from Disney?

Hamlin, the town center, says it's about 7 miles to Walt Disney World's western entrance.

What's the cheapest way into Horizon West new construction?

Townhomes. As of September 22, 2026, the lowest advertised starting prices were Serenade at Ovation from $401,990 and Northlake at Ovation from $429,990. Builder incentives can move the real number a lot, so compare the monthly payment, not just the price.

Does it cost me anything to use you on a new build?

No. The builder pays my fee. Call me before you go, because many builders need me registered at your first visit.
